Wythe County
Wythe County, VA Permits for Metal Carports and Garages
For most buyers the Wythe County carport permit answer is yes, because accessory structures are a listed permit type on the county's fee schedule. The county says a detached garage over 256 square feet needs a building permit, and it says a storage building under 256 square feet with no plumbing or electrical does not. Its pages do not address carports by name, so check with Building Inspection about the permit you need before ordering a small one. If the building is truly for the farm, the county has a separate affidavit that can take the place of a permit.

Official county page
When a permit is required
- A building permit for a detached garage over 256 square feet
- A miscellaneous permit fee for accessory structures, which is how the county's schedule lists them
- A signed farm building exemption form, instead of a permit, for a qualifying farm structure
- A VDOT entrance permit before applying, if you are cutting a new driveway off a state-maintained road
- A Land Disturbance Permit Application, with an erosion plan or agreement in lieu, when land disturbance reaches 10,000 square feet or more
Zoning and setbacks
The county's land use classification ordinance is still a draft, and the county's own page says no action has been taken to adopt it. That means no county Zoning Permit should be assumed at this point, but ask Building Inspection what applies today, since the draft could change. Property inside the Town of Wytheville is a different case: the Town has its own Building Inspection Department that enforces the code within town limits, and its permit technician line is 276-223-3354.
What to bring
- Your name, address and phone, plus a description of the building and its use
- Location, map, deed and account numbers, and the registered owner as named in the deed
- Total acreage and a signed, recorded survey plat or deed
- A sketch of the garage, plus floor dimensions or total square footage
- Estimated cost, and the contractor's name, address, phone and Virginia license number if one is under contract
- Whether the lot fronts a state road or has a right-of-way, and how wide that right-of-way is
Farm buildings
Under Code of Virginia 36-99 and USBC 102.3, a true farm building sits outside the state building code, restaurants excepted, and flood plain or mudslide rules still reach it. Wythe County puts that into a form: the owner lists the tax map number and building size, then swears that no part of it will be used for temporary or permanent residential purposes, including campers and boats. The Building Official marks it approved or denied. Approved buildings get no inspections, fees or Certificate of Occupancy, and building without a permit when the structure is not legally exempt is a misdemeanor with a fine of up to $2,500.
Good to know
Building Inspection is open Monday to Friday, 8 am to 5 pm, and you can apply through the county's Online Permitting Portal, in person or by email. Miscellaneous permits run $50 for the first $1,000 of project value plus $5 for each added $1,000, with a 2% state levy on top. Starting work without a permit costs the permit fee plus 1.5 times that fee. A permit lasts six months and each inspection extends it. Ask for an inspection before 5 pm with your permit number and it happens the next business day. Land disturbance under 10,000 square feet just takes a signed certification.
Common questions
Do I need a permit for a carport in Wythe County?
Call Building Inspection on this one, because its pages cover garages and storage buildings but do not mention carports. Accessory structures are on the fee schedule as a permit item, so expect one unless the office tells you an exemption fits.
Do I need a permit for a metal garage or shed in Wythe County?
A detached garage over 256 square feet does. A storage building under 256 square feet with no plumbing or electrical does not, and adding power may change that answer, so ask first. Keep in mind that a building of exactly 256 square feet falls between the county's two statements, so confirm it.
How do I claim the farm exemption in Wythe County?
Fill out the county's Exemption of Farm Buildings or Structures form and return it for the Building Official's decision. The property must be one where farming takes place, and the building must be used mainly for farm purposes such as storing products or equipment or sheltering animals.
