Warren County, VA Permits for Metal Carports and Garages

Virginia

Most likely yes, but the Warren County carport permit answer takes a quick call, because the county's garage and shed guideline requires a building permit for all garages and for sheds over 256 square feet without naming carports. Zoning is its own step here, handled through a Zoning Permit Application that is bundled with the residential building permit form. Check size and height early, since residential lots have caps on both. Talk to Planning at 540-636-3354 before you settle on dimensions.

When a permit is required

  • Building permit for every garage, whatever the size.
  • Building permit for sheds and storage buildings over 256 square feet.
  • Electrical permit for any wiring in a garage or shed, regardless of size.
  • County Zoning Permit Application and fees at submittal. Projects inside the Town of Front Royal need an approved Town application instead.
  • Both a building permit and a zoning permit for any development in the Special Flood Hazard Area.
  • The permit must be posted before a shed or storage building is delivered, and a pre-slab or site prep inspection comes before it is set.

Zoning and setbacks

Accessory structures go in the side or rear yard. Side and rear setbacks are 10 feet in most districts and 5 feet in Suburban Residential. On residential lots of 1 acre or less, the limit is one building up to 600 square feet; over 1 and up to 3 acres, two buildings totaling 900; over 3 acres, two totaling 1,200. A detached garage up to 600 square feet is allowed on top of those limits. Residential accessory height tops out at 12 feet, or 20 feet in Rural Residential.

What to bring

  • Proof that Warren County taxes are paid for the owner, tenant and contractor.
  • A copy of your existing well and septic system, available from the Warren County Health Department.
  • Two sets of building plans, or the manufacturer's plans for a prefabricated structure.
  • One original-size house location plat with the building drawn to scale and its dimensions noted. Reduced, enlarged or faxed plats are not accepted.
  • The zoning application, showing setbacks, height and square footage.

Farm buildings

Virginia law takes true farm buildings out of the building permit process, though a farm building used as a restaurant does not qualify and flood plain and mudslide rules still apply. Warren County's published pages do not spell out a farm procedure, so ask Building Inspections what they need from you. On Agricultural lots, the zoning rules do allow some front-yard buildings at a 50-foot setback from the right-of-way: one on 2 or more acres, two on 10 or more, three on 20 or more.

Good to know

Plans for Warren County must show the local design loads, which are a 35 PSF ground snow load and 115 mph design wind speed, so compare those to your building's rating before ordering. Prefabricated sheds from a home center or lumber company need detailed drawings and a full plan review, and a manufactured shed needs its data plate attached for the final inspection. Permit applications are taken Monday through Friday, 8 to 4. To check for flood zones, turn on the Flood Zones and Floodway layers in the county GIS viewer. Covenants and deed restrictions are not enforced by the county, so check those yourself.

Common questions

Do I need a permit for a carport in Warren County?
Plan on it. The county's guideline does not list carports by name, and state code exempts some one-story detached structures of 256 square feet or less from the building permit. Call Building Inspections at 540-636-9973 with your size and whether it is attached, since that decides the answer.

Do I need a permit for a metal garage or shed in Warren County?
A garage always needs a building permit here. A shed needs one when it is over 256 square feet, and any wiring needs an electrical permit no matter how small the building is.

How close to the property line can a metal building go in Warren County?
Usually 10 feet from the side and rear lines, or 5 feet in Suburban Residential. On a corner lot, the setback is 50 feet from any adjoining street.
