Rutherford County, NC Permits for Metal Carports and Garages

North Carolina

In Rutherford County, a metal carport, garage or storage building is permitted through Rutherford County Building Inspections, and the county's 2026 fee schedule lists a flat $130 residential carport fee. North Carolina law can exempt a small accessory building with no dimension over 12 feet from a building permit, but the county does not post its own size cutoff online, so ask before you skip the permit. Every Rutherford County carport permit application goes through the county's GovBuilt portal, which is also the only way to book inspections now. If your land is inside one of the county's eight towns, check with that town's planning office as well.

When a permit is required

  • Carports: The county fee schedule lists a residential carport (along with porches, decks and docks) at a flat $130 building permit fee.
  • Detached garages: A detached garage is listed at a $150 minimum, plus $0.25 per square foot over 400 square feet of gross area, with plumbing included.
  • Storage buildings and workshops: Residential storage buildings and workshops are priced by size, with electrical and plumbing included: $150 up to 400 square feet, $200 from 401 to 1,200 square feet, and $300 over 1,200 square feet.
  • Prebuilt storage buildings: A prebuilt storage building of 400 square feet or less has a separate $100 permit that covers electrical only.
  • Small buildings under 12 feet: State law can exempt an accessory building with no side over 12 feet from the building permit. The county has an Accessory Building Info sheet on its Apply for Permits page, so confirm with the office whether your building qualifies.

Zoning and setbacks

Rutherford County's Apply for Permits page lists zoning as "if applicable," and the county Planning Department checks each new building site for things like public water supply watersheds and school zones. The Planning Department's ordinances page includes a Watershed Protection Ordinance with its own watershed permit application, a Flood Damage Prevention Ordinance with a flood plain affidavit, a School Zone Protective Ordinance and an Airport Zoning Ordinance for height limits near the county airport. The county does not post accessory building setbacks on these pages, so we did not list any numbers here. If your land is inside one of the eight towns, that town's planning office handles zoning, and the county's Planning Department (828-288-4501) can tell you which applies.

What to bring

  • A registered account on the county's GovBuilt permit portal
  • The parcel address and building size in square feet, since fees are figured by size
  • Plans or manufacturer drawings for the carport, garage or storage building
  • A watershed permit application or flood plain affidavit if the site is in a mapped watershed or flood area

Farm buildings

A building used only for a bona fide farm may be exempt from a building permit in county jurisdiction under N.C. G.S. 160D-903. Rutherford County does not post a farm exemption form on its Building Inspections pages, so call 828-287-6035 to ask what proof of farm use they want before you order. Any electrical service run to a farm building still needs an electrical permit.

Good to know

Rutherford County Building Inspections is at 270 N Toms St in Rutherfordton, a couple of blocks north of the courthouse, and is open 7:30 a.m. to 4:00 p.m. Permits are applied for and inspections are scheduled online through the Rutherford NC CD GovBuilt portal, and next-day inspections must be requested by 3:30 p.m. the day before. Inspectors head out between 7:30 and 8:00 a.m., and work that is not ready by 7:30 a.m. has to be rescheduled, with a reinspection fee. A permit expires after six months if the work has not started, so do not pull it too far ahead of your delivery date. Questions and permit paperwork can go to permits@rutherfordcountync.gov with your permit number.
