Roanoke County, VA Permits for Metal Carports and Garages

Virginia

Yes, Roanoke County names carports, including pre-constructed ones, in its list of projects needing a Residential Building Permit. The same goes for garages and storage buildings over 256 square feet. Storage buildings under that size take the same paperwork but get a Zoning Permit instead. A Roanoke County carport permit is handled by the Office of Building Safety on the second floor of the Administration Building at 5204 Bernard Drive, and residential review takes 7 working days.

When a permit is required

  • The county lists carports, pre-constructed carports, garages and pre-constructed garages as needing a Residential Building Permit.
  • Storage buildings over 256 square feet and pre-constructed storage buildings are also on the list, which the county says is not all-inclusive.
  • Storage buildings under 256 square feet get a Zoning Permit with the same paperwork, and must be structurally sound and anchored.
  • Detached structures of 500 square feet and over need two sets of building plans and a plan review, with a deposit taken at submission.

Zoning and setbacks

The county's guide does not print setback distances. Your plot plan has to show the distance from the new structure to all property lines, and you sign a Certification of Setback Compliance. Check setbacks on the county GIS maps, or call the Zoning Division at 540-772-2068. The certification form warns that the Board of Zoning Appeals cannot grant variances to correct setback or yard violations, so measure before the footing goes in.

What to bring

  • Residential Application
  • Owner Affidavit, notarized or signed in front of a Permit Tech, if you own the primary residence and are doing the work
  • Plot plan with distances to all property lines (a survey plat or hand sketch is acceptable)
  • Certification of Setback Compliance form
  • Two sets of building plans for detached structures of 500 square feet and over
  • Sub-Contractor List if you are adding electrical work

Farm buildings

Virginia law keeps farm buildings out of the building code unless they are used as a restaurant, but flood plain and mudslide rules still apply. The county's permit guides we read do not describe a farm procedure, so ask Building Safety at 540-772-2065.

Good to know

All required documents must go in together, by email to permit@roanokecountyva.gov or in person, and a denied plan takes another 7 working days after resubmission. Detached accessory structures are priced by square footage with a 2% state levy added, and the county posts a fee estimator. Disturbing 10,000 square feet or more of land also calls for site plans to Development Review, and since August 1, 2025, building plans must include finished floor elevations, so ask whether that applies to your structure. Roanoke City is a separate locality with its own office.

Common questions

Do I need a permit for a carport in Roanoke County?
Yes. The county lists both site-built and pre-constructed carports as needing a Residential Building Permit. You will submit a plot plan and a Certification of Setback Compliance, and two sets of plans at 500 square feet and over.

Do I need a permit for a metal garage or shed in Roanoke County?
Garages need a Residential Building Permit. A storage building under 256 square feet takes a Zoning Permit instead, with the same paperwork, while larger ones and pre-constructed storage buildings go on the building permit list.

What inspections will my Roanoke County building need?
The county lists footing, slab prep, framing, insulation and final for building work, plus erosion and sediment checks and trade inspections if you add electrical or plumbing. It says the list varies by project, so call 540-772-2065 before covering work.
