Poquoson City, VA Permits for Metal Carports and Garages

Plan on a Poquoson carport permit, since carports are not in the state's small shed exemption and the city's posted schedule charges by the square foot for area under a roof. When a permit is required

Carports: plan on a permit, because USBC 108 does not list them.
Garages and larger accessory buildings: the city's Building/Zoning Permit Application covers proposed structures and accessory buildings.
One-story detached tool or storage sheds of 256 sq ft or less are exempt from the building permit under USBC 108 (not Group F-1 or H). Ask Planning whether zoning review still applies.
For work near wetlands, the city says you may also need a land disturbance permit, a construction general permit or Chesapeake Bay Preservation Area approval.
Work affecting tidal wetlands needs a Wetlands Board permit.

Zoning and setbacks

The application asks for the project's height and its setbacks from property lines and existing structures. Your plans must show the front, rear and side yard setback lines, along with existing buildings and their distance from the new work. We did not verify the required distances, so get those for your lot from Planning at 757-868-3040 before you order a building size.

Proposed structures and accessory buildings with setback lines

Farm buildings

Code of Virginia § 36-99 and USBC Section 102.3 exempt farm buildings and structures from the building code, except restaurant use, with flood plain and mudslide rules still in force. We did not find a local farm building procedure, so check with the Permit Office first if you are claiming the exemption.

Good to know

City Hall permit and planning staff keep hours of 8:30 AM to 4:30 PM, Monday through Friday. The FY2026 fee schedule lists a $74 base permit fee and $0.15 per sq ft of area under a roof, and work started without a permit costs double. A Wetlands Board application is $520, and that board meets the third Wednesday of each month at 5:00 p.m. Call the utility locator service at least 48 hours before digging.
