Lincoln County, NC Permits for Metal Carports and Garages
Plan on a permit for a metal carport or garage outside town limits in Lincoln County, where Planning & Inspections (part of Development Services in Lincolnton) handles zoning and building permits. The county uses a residential accessory structure permit packet that pairs a zoning check with the building permit, and side and rear setbacks grow with the size of the building. If your lot is inside Lincolnton or another town, you'll also need that town's zoning approval.

When a permit is required
- Residential accessory structures go through the county's residential permit packet, which includes a zoning permit checklist and a Residential Accessory Building Permit Application.
- Every application now goes through the county's OpenGov portal, which replaced eTRAKiT on October 15, 2026.
- If you'll disturb 1,000 square feet or more of ground, you need an erosion and sediment control permit ($50 per lot).
- Each trade (electrical, plumbing, mechanical) needs its own permit pulled by that subcontractor.
Zoning and setbacks
Lincoln County's Unified Development Ordinance sets accessory building setbacks by size. Side and rear setbacks are 10 feet for buildings up to 1,000 square feet, 20 feet for 1,001 to 2,000, 30 feet for 2,001 to 3,000, 40 feet for 3,001 to 4,000, and 50 feet above that. On lots under one acre, an accessory building can't sit in the front yard. On lots of one acre or more it can, but it has to be at least 150 feet from the edge of the street right-of-way. Lakefront lots must stay 50 feet back from the 760-foot elevation line. The zoning checklist also asks about flood zone, water supply watershed class, and whether you're within 50 feet of a stream.
What to bring
- A zoning site plan showing the building and its distances to property lines
- The completed Residential Accessory Building Permit Application (square footage, height, foundation type, construction cost)
- Erosion and sediment control form if applicable, plus lien agent and workers' comp forms as they apply
- Owner exemption form if you're doing the work yourself
- Town zoning approval if the lot is inside a town's jurisdiction
Farm buildings
Under N.C. G.S. 160D-903, farm buildings on a bona fide farm are exempt from county zoning and the building code. Lincoln County uses a notarized Bona Fide Farm Exemption Affidavit with a description of the building's use and size. You check off your proof, such as a Farm Sales Tax Exemption Certificate, a present-use value tax listing, Schedule F from your latest federal return, or a forest management plan. The affidavit says buildings that serve a home on the farm still need all permits, and electrical and environmental permits are never exempt.
Good to know
Apply and pay through the county's OpenGov Permitting & Licensing portal. Cards and e-checks carry no processing fee, and monthly charge accounts ended in October 2026, so permits are paid when you apply. If your parcel is within 2,000 feet of a Voluntary Agricultural District, the zoning checklist will ask about it. A permit expires if work doesn't start within six months.
