King George County
King George County, VA Permits for Metal Carports and Garages
Yes, plan on one. King George County's residential permit page sets a $150 fee for a carport or prefabricated shed over 256 square feet and a per-square-foot fee for a garage, and it requires a permit before building any structure. A King George County carport permit goes in on the General Permit Application through Community Development. The fee page's wording leaves open whether a carport of 256 square feet or less is treated differently, so call 540-775-7111 if yours is small.

When a permit is required
- Building and Zoning Permit for a one-story detached tool or storage shed over 256 square feet
- Carport or prefabricated shed over 256 square feet: $150 set fee
- Stick-built garage, barn, shed or boat house: $0.20 per square foot, $175 minimum
- Zoning fee of $125 and a 2% state levy on the building fee
Zoning and setbacks
King George lists a $125 zoning fee among its accessory structure charges, and its shed page calls the approval a Building and Zoning Permit. The county's posted pages do not give adopted setback numbers for accessory buildings, so ask Community Development for yours before you pick a spot.
What to bring
- General Permit Application, writing your structure in the "Other" space if it is not listed
- Plans, which the county accepts in digital or paper form
- Fee for plan review of a detached structure ($100), on top of the permit and zoning fees
- Submit in person or by fax, email or mail
Farm buildings
Farm buildings and structures are exempt from the building code under Code of Virginia ยง 36-99 and USBC Section 102.3. King George's FAQ says farm buildings not used for residential purposes, on property where farming takes place, are exempt from permit fees, and you claim that by submitting a farm exemption affidavit to Community Development.
Good to know
A skid-mounted shed has to sit fully on firm, stable ground or a bed of gravel, cannot be blocked up on piers, and must be anchored to the ground, typically with screw-in augers and straps. Request inspections by phone at 540-775-7111 by 3 p.m. the day before; voicemail and email requests are not honored. A $75 re-inspection fee applies if the work is not ready. The accessory structure fees above took effect July 1, 2026 under Ordinance O-07-26.

Plan on it. The King George County carport permit fee is $150 for one over 256 square feet, plus the $125 zoning fee and a 2% levy. If yours is smaller, call Community Development, because the fee page does not spell out that size.
Do I need a permit for a metal garage or shed in King George County?
A shed over 256 square feet needs a Building and Zoning Permit. Garages are priced per square foot under a stick-built label, so ask Community Development which line a prefabricated metal garage falls under.
