King and Queen County

King and Queen County, VA Permits for Metal Carports and Garages

Virginia

Yes for a carport or a garage: the county's 2026 residential fee schedule prices both, at $114 for a carport and $200 for a detached garage with no occupiable space. A King and Queen County carport permit is requested on the combined Land Disturbance, Zoning, and Building Permit application. Sheds of 256 square feet or less need no building permit, but the zoning fee schedule still lists a charge for small accessory structures.

When a permit is required

  • Carport: $114 building permit
  • Detached garage without occupiable space: $200; attached or with occupiable space: $225
  • Shed over 256 and up to 400 square feet: $114; over 400 square feet: $200
  • Zoning permit, with a $25 fee listed for residential and agricultural accessory structures under 256 square feet
  • Land disturbance details on the same application, including total area disturbed

Zoning and setbacks

The Zoning Permit section has you state current and proposed use and sign an affidavit that construction will follow the county's Zoning Ordinance. Your site plan or plat must show the building's length, width and height, plus its distance to all property lines. Mark the corners of the proposed building and post your last name at the driveway before the on-site inspection. The county's posted pages give no setback numbers, so ask Planning & Zoning at 804-785-5975, extension 2.

What to bring

  • Land Disturbance, Zoning, and Building Permit application
  • Recorded plat, survey or deed
  • Two sets of building plans
  • Site sketch with building size, distances to property lines, existing structures, drain fields, wells, and any nearby water or wetlands
  • Signed owner-builder affidavit, or your contractor's information
  • Payment for the permits you are applying for

Farm buildings

Farm buildings and structures are exempt from the building code under Code of Virginia ยง 36-99 and USBC Section 102.3. King and Queen's application includes Agricultural as a use and asks you to show private stables or livestock facilities on the site plan, but it posts no farm exemption form, so ask the Building Official how to document a farm building.

Good to know

Show any streams, wetlands, ponds or RPA boundaries on your plan, because building closer than 100 feet may require a Chesapeake Bay Modification Approval. Accessory structures of 500 square feet and larger also carry a plan review fee. Starting without a permit doubles the fee. Applications and inspection requests can go through the county's IWorQ portal, and a 2% state levy is added to the permit fee.

Common questions

Do I need a permit for a carport in King and Queen County?
Yes. The King and Queen County carport permit is listed at $114 plus a 2% state levy on the 2026 residential schedule, and it goes in on the combined application with zoning and land disturbance.

Do I need a permit for a metal garage or shed in King and Queen County?
A garage, yes, at $200 if detached with no occupiable space. Sheds over 256 square feet need a permit too, while those at or under 256 need no building permit. Ask about the zoning permit either way, since the zoning schedule has a fee for small accessory structures.

What if my building is near a stream or wetland?
Show it on your plan and note anything within 100 feet. Building closer than that may require a Chesapeake Bay Modification Approval.
