Isle of Wight County
Isle of Wight County, VA Permits for Metal Carports and Garages
Yes, plan on at least a zoning permit, because the county's Central Permitting FAQ says all accessory structures need one and names carports and sheds. An Isle of Wight County carport permit starts with that zoning review, and a pre-manufactured shed or garage over 256 square feet also needs a building permit whether it is delivered or built on site. The building FAQ does not name carports in its building permit examples, so ask Central Permitting which permits your carport takes.

When a permit is required
- Zoning permit for every accessory structure, including carports and sheds
- Zoning permit for a pre-built "temporary" shed, even with no permanent foundation
- Building permit for a pre-manufactured shed or garage over 256 square feet, delivered or built on site
- Exception for an accessory structure anywhere inside a Resource Protection Area
Zoning and setbacks
Setbacks depend on your zoning district and are listed in Article IV of the Zoning Ordinance, or Central Permitting staff can give them to you by phone. Your zoning shows on the county's online GIS property map, and staff can search by Tax Map Number if the land has no address. The county's new-house packet says projects inside Smithfield or Windsor get zoning approval from the town first, then bring that town permit to the county, so ask whether the same order applies to your building.
What to bring
- Site plan showing the building's location on the lot
- Your Tax Map Number if the property has no assigned address
- Health Department Site Improvement Form, if asked for on a property with a private well or septic system
- Written agent designation form if someone is applying for you as an agent
Farm buildings
Farm buildings and structures are exempt from the building code under Code of Virginia ยง 36-99 and USBC Section 102.3. Isle of Wight still wants agricultural structures to meet the minimum zoning setbacks for their district, so a zoning permit application and site plan are required.
Good to know
The 2026-2027 fee schedule lists a $35 zoning permit and $0.20 per square foot for accessory structures, subject to a minimum permit fee, plus a $50 plan review on accessory structures over 256 square feet. A 5% tech fee and 2% state surcharge are added. Review takes about ten business days, though workload and missing paperwork can stretch it. Inside the Resource Protection Area, the county's vegetated buffer is 100 feet wide and any accessory structure needs an exception. Applications and payments go through the county's OpenGov permit portal, and the county warns it does not request payment through emailed invoices or outside links.
Common questions
Do I need a permit for a carport in Isle of Wight County?
Yes. An Isle of Wight County carport permit means a zoning permit at minimum, since the county requires one for all accessory structures. The FAQ does not say whether a carport also takes a building permit, so call Central Permitting at 757-365-6211 before ordering.
Do I need a permit for a metal garage or shed in Isle of Wight County?
Both need a zoning permit, even a shed with no permanent foundation. A pre-manufactured shed or garage over 256 square feet needs a building permit too.
Can I put an accessory building in the Resource Protection Area?
Only with an exception. The county requires one for an accessory structure anywhere within the RPA, regardless of when the lot was created.
