Haywood County

Haywood County, NC Permits for Metal Carports and Garages

North Carolina

A Haywood County carport permit comes from Development Services in Clyde, which covers the whole county except the Town of Waynesville and its extraterritorial area, where the town runs its own inspections. Before a building permit is issued you need septic and well approval from Environmental Health, plus erosion, slope, flood or watershed reviews if your lot calls for them. Inside Clyde, Canton or Maggie Valley you also need that town's zoning approval.

When a permit is required

  • The county fee schedule lists residential accessory structures (detached garage, carport, workshop, storage building and non-farm barn) as a permitted building type.
  • A septic and well permit from Environmental Health is required before you can get a building permit.
  • Land disturbing, slope, flood hazard or watershed permits from Development Services may be needed depending on the site.
  • In Waynesville city limits or its ETJ, the Town of Waynesville issues the permit, not the county (828-456-8647).

Zoning and setbacks

Zoning approval comes from the town or authority that covers your land, such as Clyde, Canton, Maggie Valley or Lake Junaluska Assembly. Mountain lots bring extra checks. Development Services (828-452-6632) handles slope permits, erosion control, protected ridge reviews, and reviews for Special Flood Hazard Areas and protected water supply watersheds. The county building regulations say Planning must approve construction on a mountain ridge or in a floodway or watershed area before a permit is issued.

What to bring

  • Completed building permit application
  • Plans and specifications for the building (the department may ask for an engineer or architect seal)
  • Septic and well approval from Environmental Health or the sanitary district
  • Land disturbing, watershed or flood hazard permit if required
  • Zoning approval from your town, and a lien agent appointment if required

Farm buildings

Under N.C. G.S. 160D-903, buildings used for bona fide farm purposes are exempt from county building codes. Haywood County's fee schedule separates a non-farm barn from farm buildings, so ask Building Inspections what proof of farm use they want before you skip the permit. Electrical work in a farm building still needs a permit.

Good to know

You can apply and track permits through the county's Development Services and Environmental Health permitting portal. Environmental Health handles septic and well permits at 828-452-6682. On steep ground, call Development Services about a slope permit before you grade a pad.

Common questions

Do I need a permit for a carport in Haywood County?
Yes, plan on one. Carports are on the fee schedule as a residential accessory structure, and you'll need septic and well approval from Environmental Health first.

Do I need a permit for a metal garage or shed in Haywood County?
Detached garages, workshops and storage buildings are on that same list. Call 828-452-6638 about your size, and ask whether your town has its own zoning approval.

Do steep lots need anything extra?
They can. Call Development Services at 828-452-6632 about a slope permit before you grade a pad, and about protected ridge reviews.
