Gates County, NC Permits for Metal Carports and Garages
A Gates County carport permit starts with zoning sign-off from Planning & Development Services, and the building permit comes from the county Inspections Department in Gatesville. Before most new structures go up, the county wants an Application for Zoning Compliance Permit, and that form has its own box for accessory buildings. Plan on getting zoning cleared first, then the building permit.

When a permit is required
- The county's zoning compliance application lists accessory buildings as a project type (new, existing or relocated), so a garage, shed or carport building should go through zoning review.
- Building, electrical, mechanical, plumbing, gas piping and mobile home set-up permits are all issued by the Inspections Department.
- Under NC rules, an accessory building with no dimension over 12 feet may not need a building permit, but call the Development Coordinator to confirm how Gates County handles yours.
- Starting work before you have a permit carries a $100 fee on the county's FY 27 fee schedule.
Zoning and setbacks
Gates County uses an Application for Zoning Compliance Permit, run by Planning & Development Services, with a $75 processing fee due when you submit. The plat you turn in has to show any flood zones on the lot, the zone type (X, A or AE) and the FIRM panel number. You also need perc test results or septic approval from the Health Department. If your site work disturbs more than one acre, erosion and stormwater plans are required. The county says processing can take up to 3 working days, and a zoning certificate does not by itself let you build. Setback numbers aren't posted online, so ask the planning office for the distances in your zoning district.
What to bring
- A site plan drawn roughly to scale showing existing and proposed buildings, driveways and parking
- A confirmed E-911 address (the county will not accept entries like "lot of")
- Your recorded deed and registered plat, with any flood zone and FIRM panel marked
- Perc test results or septic approval from the Health Department
- The number and dimensions of the structures, plus signatures from both the applicant and the property owner
- Payment by cash or check made payable to Gates County
Farm buildings
A building used only for a bona fide farm may be exempt from a building permit in county jurisdiction under N.C. G.S. 160D-903. Gates County does not post a farm exemption form online, so call the Inspections Department to ask what proof of farm use they want. Electrical work in a farm building still needs a permit.
Good to know
You can download Gates County permit applications, sign them and return them with the fee, or use the online "Apply for permits" link on the permit process page. If you need to know a fee ahead of time, the county asks you to call the Development Coordinator at 252-357-0122. The FY 27 fee schedule lists a $75 zoning certificate and a $100 floodplain application. Don't leave inspection requests on voice mail. Always give a permit number or address and tell them how to get in. The only same-day inspection the county does is for emergency electrical reconnections.
