Fauquier County
Fauquier County, VA Permits for Metal Carports and Garages
Plan on a Fauquier County carport permit: the county says most accessory residential structures need a Building/Zoning Permit, and its only posted size exemption is for single-story structures under 256 square feet. Carports aren't named separately on its accessory structures page, so confirm yours with the permitting counter. Smaller buildings still have to meet zoning setbacks.

When a permit is required
- Most accessory residential structures need a combined Building/Zoning Permit.
- Single-story structures under 256 square feet are exempt from the building permit but must meet zoning rules, setbacks included.
- The zoning office says a Zoning Permit is required before any structure is placed on a property.
- Larger accessory structures may also need a Land Disturbing Permit.
- Adding a bathroom requires a construction permit from the Health Department.
Zoning and setbacks
Zoning staff check use limits and property line setbacks, and the $110 Zoning Permit fee includes the technology fee. You submit a plat or map drawn to scale with distances from the work to property lines and floodplains marked. Delinquent real estate taxes and other liens must be paid before a permit is issued.
What to bring
- Building/Zoning Permit Application and Contractor Identification Form
- Two copies of building plans and the truss layout, with a scaled top view, openings and foundation type (slab, skids or girders)
- Two copies of a scaled plat showing setbacks, plus well and septic locations if any
- USB flash drive with all forms and plans
Farm buildings
Farm buildings and structures are exempt from the building code under Code of Virginia ยง 36-99 and USBC Section 102.3. Fauquier County requires a Zoning Permit application with a notarized Farm Building/Structure Affidavit, proof of an operating farm such as a USDA farm number or Schedule F, and a $110 fee, and it does not extend the exemption to garages or sheds accessory to a farm dwelling or to a building in the 100-year floodplain.
Good to know
Review typically takes 2 to 3 weeks when plans are complete, and incomplete applications are returned. Minimum fees are due at submittal, by exact cash, check (no starter checks) or card in person, with a convenience fee on cards. Most accessory structures need a Certificate of Occupancy before use, which can take up to 48 hours after final inspections pass. Notaries are typically available free at the counter.
Common questions
Do I need a permit for a carport in Fauquier County?
Most likely yes. A Fauquier County carport permit falls under the accessory structure rules unless the county tells you otherwise, and only single-story structures under 256 square feet are exempt from the building side.
Do I need a permit for a metal garage or shed in Fauquier County?
A garage or larger shed needs the Building/Zoning Permit. A single-story shed under 256 square feet is exempt from the building permit but still has to meet setbacks.
Does a barn on a working farm skip the permit?
It can skip the building permit with the notarized affidavit, but the county still requires a Zoning Permit and it must be a qualifying farm use.
