When a permit is required

  • Attached or detached garages and carports: building permit.
  • Tool sheds over 256 square feet: building permit.
  • Accessory structures: Zoning Permit as well.

Zoning and setbacks

Apply for a Zoning Permit at the Building/Planning Department, in the basement of the County Government Building. Documents can include deeds, a plat and Health Department permits. Setback numbers aren't on the department pages, so ask staff what your district requires.

What to bring

  • Completed Building Permit Application
  • Construction documents
  • Plat, and any deed the office asks for
  • Health Department permits, if they apply

Farm buildings

Farm buildings and structures are exempt from the building code under Code of Virginia ยง 36-99 and USBC Section 102.3. Brunswick County charges no fee for farm buildings if you show the property meets its zoning farm definition and the building is used for farming. Apply through the Planning Department.

Good to know

The county fee schedule charges accessory structures $35 plus $0.10 per square foot, so 400 square feet is $75 before the 2% state levy and zoning fee. Starting before the permit is issued adds $50. Permits last six months, and each inspection adds six more.

Common questions

Do I need a permit for a carport in Brunswick County?
You need one. Carports are on the county's building permit list, and accessory structures need a Zoning Permit too.
