Bristol City, VA Permits for Metal Carports and Garages

Virginia

Inside the city of Bristol, Virginia, a metal carport or garage needs a building permit, and the permits page names both. The 256 square foot cutoff applies to storage and utility buildings, not to a Bristol carport permit. Check the city's GIS if you aren't sure your lot is in city limits.

When a permit is required

  • Garages and carports: permit required.
  • Storage and utility buildings over 256 square feet: permit required.
  • Detached structures over 256 square feet: Planning & Zoning sign-off.
  • Clear Creek Golf Course area: additional approval.

Zoning and setbacks

Placement must meet Zoning Ordinance setbacks regardless of size. Accessory standards sit in Section 50-134, so get the numbers from the Planning Department. In a Special Flood Hazard Area, an accessory structure that isn't elevated or flood-proofed is capped at 600 square feet and limited to vehicle parking or limited storage.

What to bring

  • Building Permit application, emailed to the Building Official
  • Job location, owner details, construction type and description
  • Estimated value of the work
  • Applicant signature

Farm buildings

Farm buildings and structures are exempt from the building code under Code of Virginia ยง 36-99 and USBC Section 102.3. Separately, Bristol has an Agricultural Use in a Residential Zone application ($50 new, $25 renewal). Ask the Planning Department whether your use needs it.

Good to know

Fees follow a valuation chart. For $1,000 to $49,999 in value, the city's fee page lists a $50 base, $5 per $1,000 and a $300 maximum. Work started without a permit adds an after-the-fact fee of 100% of the permit fee. Give at least 48 hours' notice for inspections.

Common questions

Do I need a permit for a carport in Bristol?
You do. The city lists carports by name and posts no size exception for them.

Do I need a permit for a metal garage or shed in Bristol?
A garage, yes. A storage or utility building needs one past 256 square feet, and smaller ones still have to meet setbacks.
