Barnstable County, MA Permits for Metal Carports and Garages
If you need a Barnstable County carport permit, you get it from your Cape Cod town's building department, since Barnstable County does not issue building permits. Most carports and metal garages are larger than the small-shed limits the towns use, so plan on a full building permit under the 10th Edition Massachusetts State Building Code. Smaller sheds are handled differently: the Town of Barnstable takes a Shed Registration for residential sheds of 200 square feet or less, and Brewster asks for a Shed Registration Form for sheds under 200 square feet. On the Cape, conservation and historic district sign-offs often come before the building permit, so start with the town early.
Permit office: Barnstable County has no county building department, so these town offices handle building permits and inspections on the Cape.

When a permit is required
- Barnstable: residential sheds of 200 square feet or less go on the town's Shed Registration form with a $35 fee, and the form must come with a plot plan and a Conservation Commission signature.
- Brewster: sheds under 200 square feet are not regulated by the state building code, but the town still requires a Shed Registration Form and size-based setbacks.
- Falmouth: permit applications are picked up at the Building Department on the lower level of Town Hall, and fees depend on the type of work and its estimated cost.
- Massachusetts code: anything larger than those shed limits, which covers most carports and garages, is reviewed under the 10th Edition Massachusetts State Building Code (780 CMR), the only code in force since July 1, 2025.
Zoning and setbacks
Each Cape town writes its own setbacks. Falmouth's building FAQ says the setback in most areas is 25 feet from the front property line and 10 feet from the side and rear lines. Brewster ties shed setbacks to size and district: a shed of 120 square feet or less can sit 10 feet from side or rear lines, while a shed of 121 to 200 square feet needs 25 feet in the R-R and R-L districts or 20 feet in R-M, and every shed must stay 40 feet from a street line in R-R and R-L (30 feet in R-M). For larger buildings on an undeveloped Brewster lot, the town lists 40 feet front and 25 feet side and rear. Confirm your lot's district before you set the footprint.
What to bring
- A plot plan showing where the building sits on the lot (Barnstable will not accept a shed registration without one).
- Conservation Commission sign-off when the town requires it; Barnstable's shed form needs that signature.
- Historic district approval if your property is in the Old King's Highway Historic District, which both Barnstable and Brewster flag on their shed paperwork.
- The building's footprint and an estimated cost of the work, which Falmouth uses to set the fee.
Farm buildings
Massachusetts gives farm buildings no exemption from a building permit; 780 CMR only excuses agricultural buildings from construction control. What farmers do get is zoning protection under M.G.L. c. 40A, s. 3: a Cape town cannot prohibit, unreasonably regulate or require a special permit for agriculture on 5 or more acres, or on 2 or more acres producing $1,000 per acre in gross sales. Conservation and historic district reviews can still apply to a farm building.
Good to know
Barnstable's Conservation Commission signs shed forms only from 8:00 to 9:30 and 3:30 to 4:30, so plan the visit around those windows. Properties in the Old King's Highway or Hyannis Main Street Waterfront historic districts may face a separate review and fee, and Brewster says you must apply to the Old King's Highway committee before registering a shed. Falmouth's Building Department is open 8:00 a.m. to 4:30 p.m., Monday through Friday. Brewster Town Hall is open Monday through Thursday, 8:30 a.m. to 4 p.m., with Fridays by appointment, and its building permits expire after 6 months (180 days) unless renewed, with work expected to start in that window and continue.
Common questions
Do I need a permit for a carport in Barnstable County?
In most cases, yes, from your town's building department rather than the county. Barnstable and Brewster only use a simpler shed registration for sheds at or under 200 square feet, and most carports and garages are larger than that, so they need a building permit under the Massachusetts State Building Code.
Does a shed or small garage need a permit in Barnstable?
A residential shed of 200 square feet or less needs a Shed Registration with the Town of Barnstable, which costs $35 and requires a plot plan and Conservation Commission signature. Anything larger goes through the regular building permit process.
How close to the lot line can I build in Falmouth?
Falmouth's Building Department says the setback in most areas is 25 feet from the front property line and 10 feet from the side and rear lines. Check your exact zoning district with the department before you order.
