Augusta County
Augusta County, VA Permits for Metal Carports and Garages
In Augusta County, any structure over 256 square feet needs a building permit, and the county specifically includes prefab and kit buildings. An Augusta County carport permit isn't described separately, so a carport at or under that size is a question for the office. Prefab buildings also need certified plans, so sort that out before you buy.

When a permit is required
- Building Permit Application for any structure over 256 square feet, prefab or kit included.
- Zoning check with Community Development for size and setback rules.
- Separate electrical, plumbing and mechanical sub permits, pulled by whoever does that work.
Zoning and setbacks
The county's accessory building steps tell you to check zoning for size and setback rules first, through Community Development. Your sketch plan should show distances to the road and each property line. GIS aerial printouts are allowed, but their property lines are only approximate, and a survey may be required. The numbers for your district aren't on the pages we could open, so ask Community Development.
What to bring
- Manufacturer-certified plans using Augusta County design loads, with an engineered foundation
- Two copies of the plans
- Building Permit Application, signed by your contractor if one is listed
Farm buildings
Farm buildings and structures are exempt from the building code under Code of Virginia ยง 36-99 and USBC Section 102.3. We found no county farm exemption form on the pages we could open, so ask Building Inspection how it wants a farm structure documented.
Good to know
The design criteria a metal building has to meet here include a 43 PSF ground snow load, 115 mph wind speed (VULT, Risk Category II) and a frost line 24 inches below finished grade. Inspection requests are due by 4 pm the working day before. Fees are due at application, with a 2% state levy on each permit and a 2.7% convenience fee on cards. Phone payments aren't accepted.
Common questions
Do I need a permit for a carport in Augusta County?
Yes if it's over 256 square feet, since the county's rule covers any structure of that size. Under that, no size cutoff for carports is posted and the state exemption doesn't name carports, so call 540-245-5717 before assuming you're clear. Ask about an Augusta County carport permit before you pour or anchor anything.
Do I need a permit for a metal garage or shed in Augusta County?
Over 256 square feet, yes, and you'll need certified plans and an engineered foundation if it's prefab. A one-story detached shed of 256 square feet or less is exempt from the building permit under state rules. Check zoning either way.
